North by West Capital is a boutique investment firm dedicated to acquiring and entitling premier land opportunities across Colorado’s Front Range and mountain communities. Founded by Joshua Dimond, a Colorado native, the firm was created to solve a persistent challenge in the luxury homebuilding market: the shortage of build-ready land in desirable locations suited for $2M+ custom homes.

Joshua brings over 20 years of experience in real estate, construction, and development, with a career that spans more than $1.2 billion in projects nationwide. Before launching North by West Capital, he spent nearly 13 years with a publicly traded REIT, working on large-scale acquisitions, entitlements, and ground-up developments valued at over $100 million. He also contributed to taking a private equity real estate company public as a REIT on the Toronto Stock Exchange, providing him with deep expertise in both institutional investments and large-scale development strategy.

In addition to his investment background, Joshua owns NoCO Custom Homes and Concierge Custom Homes, two respected builders of luxury residences in Colorado. These companies have completed more than 130 custom homes since 2012 and continue to serve the $1.7M–$3M and $3M+ markets. Through this work, Joshua has developed unique insight into luxury buyer demand and the land constraints that limit supply, leading to the insight that directly informs North by West Capital’s investment strategy.
